County sold home prices up again

 


The prices of the 36 homes and condos sold in Anacortes in June make it again the county’s highest residential market, with the $810,000 median price close to April’s after a dip last month.

The 190 homes and condos sold in June in Skagit County matches last years 189 sales, with the median price of $557,500 slightly above May’s figure and 7.8% above last year.

While Anacortes’ sold median home prices were up 14% over 2021, La Conner’s seven homes sold home price of $434,000 was 8.4% under the 2021 median price and well under the $500,000 for May sales.

June saw 19 active listings in the La Conner market, more than double the eight in 2021. Countywide, 203 total homes were actively listed, a 54% increase over 2021.

The largest municipal markets, Mount Vernon, Burlington and Sedro-Woolley, had modest sold home price increases, from 4.2% in Burlington to 6.5% in Mount Vernon.

Inventory of homes continues to increase, with La Conner’s estimated 2.7 months to sell all homes if no new structures became available, the highest in the western Skagit Valley. All market regions are estimated to have at least one month of inventory. The Upriver inventory of 4.1 months pushes the countywide housing stock to 1.6 months, the highest this year and maybe in years.

Fewer homes countywide were in the sales pipeline, 185, versus 235 in 2021 and down 20% from the 230 pending in May. La Conner stood out for the 16 pending home sales, up 77.85 from the nine last year.

Four homes in Landed Gentry’s Maple Avenue subdivision have sold signs in their windows. The company’s website list two as under contract and two “contingent.” Three other houses are nearly completed.

The median sales price is the point where half of the home sales are above it and half are below it.
